Red Supported Living (RSL) is a Community Investment Company owned and run by Social Workers.
The company let properties in a very small area of Ferryhill and Chilton. RSL leases the property directly from the landlord with Ready to Rent Management as the Managing Agent. The rent is paid for the property irrespective as to whether it is occupied or not. RSL will also pay all council tax and utility bills. The lease is a 6 year lease which is renewable.
RSL support and home ex-prisoners in the properties that they manage. The tenants are given enormous amounts of support and have a 97% success rate of ex-prisoners not reoffending because their support is so great in changing the person’s life style. RSL have 20 houses under leases currently and have funding for another 10 this year. Each property houses 2 people.
The property has full CTV which is monitored 24 hours per day in every house, in every room except for the bathroom.
Readylet properties refurbish every property to a good lettable standard before we sell them, ensure that they are to a minimum of the Durham Decent Homes Standard and also to the current Selective licensing conditions (durham.gov.uk). As part of any direct sales we also provide a warranty to cover any snagging issues on these items free of charge within your first 6 months of ownership.
Red supported houses need additional work which is detailed below and charged on top of the purchase price of the property.
The landlords for the properties are still responsible for the property in terms of paying to maintain items such as the electrics, gas (i.e. the annual gas safe certificate), and if there were any issues with the roof or any damp, but the housing provider will pay for everything else during that period which includes any tenant damage, so the property will be returned to you in its original condition less any reasonable wear and tear at the end of the lease period.
